very good. the crash was hard on us and we had to short-sale, largely because of fucking citibank. if i ever get back to nyc, I'm gonna take a pee in their lobby.

Yup. I'm on the fringe of a small city with open space behind us. Hearing birds flapping and bees buzzing is wonderful. Spring brings the chorus of horny tree frogs.
